A Look at Florida Real Estate
The first thing you should know about the traditional real estate process in Florida is that it takes an average of three months for homeowners to close on their sale. The majority of this time is spent either attracting buyers or negotiating with a prospective buyer. Traditionally, in a standard real estate process, you work with a real estate agent to list your home on multiple websites (and maybe even to market it beyond that, depending on the agent who is working with you). Then, you wait until buyers show interest. Once they do, you’ll probably have to make your home available for in-person viewings. During this time, your home needs to be kept in the best possible conditions.
Once a buyer makes an offer on your home, you can either accept or have your agent negotiate with theirs in order to achieve a price with which you’re both comfortable. If and when you accept an offer, the process still isn’t over: you go into a period called escrow. During this time, inspections will be made on your home. If something is found and determined to be unfavorable during the inspection, you may be asked to either repair it or give the buyer a discounted price in order to cover the costs of repair (this is most common with things like outdated roofs or appliances). At the end of this process, you can finally close on your home – and it’s important to remember that, as the seller, you will be responsible for paying agent commissions and some closing costs, which can add up to a few thousand dollars.
